A short look at how Ivory translates credit-reporting law into underwriting wins for mortgage teams — with the candor and pace that keep a room of loan officers leaning in.

Behind every credit profile is someone trying to move forward — a family buying their first home, a borrower rebuilding after hardship, a client who thought homeownership was no longer possible. Most are navigating systems they were never taught to understand. The professionals who learn to read borrower behavior earlier are the ones who turn “not right now” into homeownership.

Meet Ivory

Credit‑reporting law, translated for mortgage teams.

Ivory Becker is the founder and owner of Incite Strategies, a Vancouver, Washington–based credit-repair and credit-compliance firm, and co-founder of Credit Score Pro AI. With a Bachelor of Business Administration in Finance and more than a decade and a half across banking, regulatory compliance, financial planning, and credit advocacy, she has spent her career working the friction points where credit-reporting law meets mortgage underwriting.

At Wells Fargo, she worked the front lines of default and loss mitigation through the post-2008 financial crisis, building strategies to help borrowers avoid foreclosure and bankruptcy. She founded Incite Strategies in 2019 to attack credit problems from a compliance angle — using the Fair Credit Reporting Act, the Fair Debt Collection Practices Act, and attorney-backed disputes to move scores legitimately.

In 2022 she launched Creditworthy, a training program built specifically for mortgage brokers and loan officers who want to reduce credit-related loan turndowns. She is an education partner of the National Association of Professional Mortgage Women (NAPMW), where she teaches recurring classes for members.

“I learned the behind‑the‑scenes workings of the lending industry — regulatory compliance, underwriting, loan processing, and exactly which factors get a borrower approved or rejected.”

What makes Incite Strategies different.

Why This Topic Matters Right Now
The Pipeline Reality

65% of mortgage inquiries never reach the closing table — with credit cited as the primary reason. Not the rate. Not the market. Credit.

The Borrower Is Changing

Millennial buyers dropped from 38% to 26% of the market in 2025. The median first-time homebuyer is now 40 years old. The audience your pipeline depends on looks different than it did three years ago.

The Rules Are Shifting

FICO 10T adoption is targeted for Q4 2026. VantageScore 4.0 is now lender-optional. The scoring models loan officers learned today won’t be the ones underwriting their next file.

Credit Deep Dive: Compliance-Driven Credit & Underwriting Strategy

Turn complex credit hurdles into closed loans. Practical strategies for translating credit-reporting law and consumer legal advocacy into underwriting outcomes that protect the loan officer’s pipeline — and save the borrower’s rate.

Insight 01
The Modern Borrower Shift

Millennial buyers dropped from 38% to 26% of the market. The median first-time homebuyer is now 40. Smaller score drops are producing larger pipeline impacts.

Insight 02
Scores Are Lagging Reality

Average VantageScore fell from 702 to 700 in 2025. Late-stage mortgage delinquencies rose 18.6% year over year. The surface looks stable — the underlying risk does not.

Insight 03
Real File. Real Result.

A $2,500 reporting error suppressed scores from 743/720/733 to denial range. After correction: 801/779/797 — and a 0.375% rate improvement. One month.
